Claire: Okay so…What’s your name and where are you from?

你叫什麼名字來自哪裡?

路人:Tim. I live in Los Angeles.

我叫Tim 我住在洛杉磯。

Claire: And what do you do?

路人:Invest in real estate.

Claire: What got you into that?

路人:I guess watching late night infomercials.

Claire: How much do you make if you don’t mind me asking?

路人:The most I’ve ever made on a deal was over $400,000. But, you know, you win and you lose some.

Claire: How long have you been doing this for?

Claire: Does he look 51? 😱 What’s the hardest part about doing your job?

路人:Dealing with contractors can be kind of hard sometimes. People have to be people of integrity, character. If they’re supposed to show up at the job site at 7 o’clock, if they come with excuses, you just need to fire them and find a better one. 

跟承包商打交道有時候很頭痛。人必須是正直、有品格。如果他們7點該到工地,如果上工時各種藉口,你就必須炒他們魷魚,然後找更好的工班。

Claire: What do you know now that you didn’t know at 20 years old?

路人:As good as a deal looks, it’s not a guarantee that you’re going to make money on it. You made money on the buy, but you could just as easily lose it on the remodel. With a few bad contractors, they can rip you off pretty easily.

Claire: How do you navigate that risk?

路人:Only pay them after the work is done. Don’t advance them a lot of money. That’s the best way to minimize the risk.
